Safe, efficient and within warranty
An annual service is a condition of most boiler warranties and the best way to catch small problems before they become winter breakdowns. Combustion analysed, safety devices tested, components cleaned, record issued.
- Full combustion analysis with a calibrated analyser
- Flue, seals, pressure and safety devices checked
- Service record for your warranty
- Reminders when the next service is due
Landlord gas safety checks (CP12)
Landlords must have every gas appliance and flue in a rented property checked annually by a Gas Safe registered engineer. We carry out the checks, issue the certificate on the day and remind you before the next one is due.
- CP12 landlord gas safety certificates
- Gas appliance and flue inspections
- Certificates issued the same day
- Multiple properties scheduled together

Radiators cold, pipes noisy, system sluggish?
Not every heating problem is the boiler. Cold radiators, uneven heating and noisy pipes are often the system — sludge, air, a failing pump or an unbalanced circuit. We find the cause and fix it properly.
- Radiators not heating or cold at the bottom
- Pump, valve and thermostat faults
- Power flushing for sludged systems
- System balancing
Questions about repairs and servicing
Common causes are low pressure, a faulty diverter valve, a failed pump, ignition problems or a frozen condensate pipe in winter. We diagnose on site and quote before repairing.
Usually a small leak somewhere in the system or a faulty pressure relief valve or expansion vessel. Topping it up is a short-term fix — we find the cause.
Combustion analysis, visual inspection of the boiler and flue, checks on gas pressure, safety devices, seals and controls, and cleaning of components as needed. You get a service record for your warranty.
A CP12 is the annual gas safety check landlords must have carried out by a Gas Safe registered engineer on every gas appliance and flue in a rented property. We issue the certificate on the day.
